How to rent a property in Dubai, step by step
1. Set your budget
Rent is often paid by cheques across the year; fewer cheques can help you negotiate a better rent. Also budget for:
- A refundable security deposit, commonly around 5% of annual rent for unfurnished homes and more for furnished ones
- Agency fee, commonly 5% of the annual rent plus VAT
- Ejari registration fee
- DEWA connection deposit and fees for electricity and water
2. View properties
Shortlist communities that suit your commute and lifestyle, then view properties with an agent.
3. Agree terms and sign the tenancy contract
Once terms are agreed, you sign the tenancy contract and hand over the rent cheques and deposit. Make sure all agreed terms are in the contract.
4. Register with Ejari
Ejari registers your tenancy contract with the authorities. It is required to connect utilities and for many government services.
5. Move in
Inspect the property at check-in and record its condition, so your deposit is protected when you leave.
Renewals and rent increases
Rent increases in Dubai are linked to the RERA rental index, and changes to the tenancy terms require written notice before the contract ends.
