Good to know
- UAE Central Bank rules set maximum loan-to-value limits, which differ for UAE nationals, resident expatriates and non-residents, and by property value.
- Registering a mortgage with the Dubai Land Department carries a fee based on the loan amount.
- Banks require a valuation of the property before final approval.
- A pre-approval helps you negotiate with confidence.
Ideal Homes is not a bank or regulated lender. We help you understand your options and coordinate with lenders and mortgage advisers.
Choosing the right mortgage
The best mortgage is not always the one with the lowest headline rate. Fixed periods, the follow-on rate after the fixed term, early settlement fees, minimum balance requirements and fees all affect the true cost. Comparing several lenders helps you find a product that matches your plans.
Before you apply
- Check your budget, including the deposit and buying costs
- Gather salary certificates, payslips and bank statements
- Clear or reduce short-term debts where possible
- Get a pre-approval before making offers

FAQs
Frequently asked questions
Can expatriates get a mortgage in Dubai?
Yes. UAE banks lend to both residents and many non-residents. The amount you can borrow depends on your residency status, income, the property price and whether it is your first home, within limits set by the UAE Central Bank.
Should I get mortgage pre-approval first?
Pre-approval is recommended. It tells you how much you can borrow before you make an offer, which makes your budget clear and your offer stronger.
Are there fees for registering a mortgage?
Yes. Mortgages are registered with the Dubai Land Department, which charges a registration fee based on the loan amount, and banks may charge their own arrangement and valuation fees.
Can I sell a property that still has a mortgage?
Yes. The outstanding loan is settled as part of the sale. The bank issues a liability letter, the balance is paid off and the bank releases the mortgage at transfer.
