What is Ejari?
Ejari is the official system for registering tenancy contracts in Dubai. A registered contract is needed for things such as connecting DEWA and some visa and government services, and it protects both landlord and tenant.
What documents does a tenant need to rent in Dubai?
Individuals usually need a passport, UAE residence visa and Emirates ID. Companies renting for staff or offices also need a valid trade licence.
How is rent usually paid?
Rent in Dubai is commonly paid by post-dated cheques. The number of cheques is agreed between landlord and tenant; fewer cheques can sometimes help a tenant negotiate a better rent.
Is a security deposit required?
Yes, landlords normally ask for a refundable security deposit when the contract is signed. It is returned at the end of the tenancy, less the cost of any damage beyond normal wear and tear.
