Buy off-plan with independent advice
Off-plan property lets buyers purchase new homes from developers before completion, often with staged payment plans. Ideal Homes helps you compare projects and developers, understand the payment plan and plan for handover, so you invest with clarity.
How we help
- Shortlisting projects that match your budget, timeline and goals.
- Reviewing the developer’s track record, the payment plan and the escrow arrangements.
- Supporting the reservation, sales and purchase agreement and Oqood registration.
- Snagging inspection before handover and, if you wish, leasing or managing the unit afterwards.
How to evaluate an off-plan project
Every launch is marketed as an opportunity, so it is important to look beyond the brochure. Compare the price per square foot with completed buildings nearby, review the developer’s record on delivery and quality, and understand the full payment plan, including any instalments due after handover.
- Check RERA registration and the project’s escrow account
- Review the floor plan, orientation and view carefully
- Estimate service charges and likely rents on completion
- Understand resale rules before handover

FAQs
Frequently asked questions
What is an off-plan property?
An off-plan property is bought from a developer before it is completed, usually with a payment plan that spreads the cost over the construction period and sometimes beyond handover.
How are off-plan buyers protected in Dubai?
Developers must register projects with the Dubai Land Department and receive buyer payments into a regulated escrow account linked to the project, which helps protect buyers’ money.
What is Oqood?
Oqood is the interim registration of an off-plan purchase with the Dubai Land Department. It records your ownership until the property is completed and the title deed is issued.
What happens at handover?
When the project is complete, the developer invites buyers to pay any balance due and inspect the unit. This is the right moment for a snagging inspection before you accept the keys.
