Rental Disputes in Dubai: How the RDC Works

How to resolve a rental dispute in Dubai: common disputes, the Rental Dispute Settlement Centre (RDC), filing fees, documents and timelines.

Most disagreements between tenants and landlords can be settled by talking. When they cannot, Dubai has a dedicated court, the Rental Dispute Settlement Centre (RDC), to resolve them quickly.

Common rental disputes

  • Rent increases outside the RERA rental index
  • Eviction notices and early termination
  • Return of the security deposit
  • Maintenance and repair responsibilities
  • Unpaid rent or bounced cheques

Try to resolve it first

Filing a case at the RDC

The RDC is part of the Dubai Land Department. Cases can be filed online or through a registered typing centre. You will normally need:

  • The Ejari-registered tenancy contract
  • Passport, visa and Emirates ID copies
  • Title deed or proof of ownership (for landlords)
  • Copies of cheques, notices, emails and other evidence
  • Payment of the filing fee

The filing fee is generally calculated as a percentage of the annual rent, around 3.5%, subject to a minimum and maximum. Translation and service fees may also apply.

What happens next

Cases usually begin with mediation and a conciliation attempt. If that fails, the case goes before a judge in the first-instance tribunal. Straightforward cases are often decided within weeks. Decisions can be appealed within the time limits set by the RDC.
