Freehold Areas in Dubai for Foreign Buyers
Where can foreigners buy property in Dubai? A guide to freehold areas, what freehold ownership means and popular communities for expat buyers.
Foreign nationals can own property outright in Dubai’s designated freehold areas. This guide explains what freehold means, how it differs from leasehold and which communities are most popular with international buyers.
What does freehold ownership mean?
Freehold gives you full ownership of the property and, for villas, the land it stands on, registered in your name with the Dubai Land Department. You can live in it, let it, sell it or pass it on. Leasehold, by contrast, gives you the right to use a property for a fixed period, often up to 99 years, without owning the land.
Where are the freehold areas?
Freehold areas are designated by the Government of Dubai. They include most of the master-planned communities built since the early 2000s. Popular freehold areas include:
Choosing the right freehold area
Each community suits a different buyer. Waterfront districts such as Dubai Marina and JBR attract strong holiday-home and long-term rental demand. Family buyers often prefer villa communities like Arabian Ranches, The Springs and Dubai Hills Estate. Investors looking for higher rental yields frequently look at mid-market areas such as Jumeirah Village Circle, Dubai Silicon Oasis and International City.
Think about your budget, commute, schools, the property type you want and whether you plan to live in the home or let it. Our area guides cover each community in detail.
Buying in a freehold area: the basics
- You do not need to be a UAE resident to buy freehold property
- The purchase is registered with the Dubai Land Department and a title deed is issued in your name
- Mortgages are available to residents and non-residents, with different deposit requirements
- Qualifying investments can support a UAE residence visa, including the Golden Visa
