Frequently asked questions
How much are the fees to buy a property in Dubai?
Expect about 6–7% of the price as a cash buyer of ready property, and about 7–8% with a mortgage. The 4% DLD transfer fee is the largest part.
Who pays the DLD fee in Dubai?
By market practice the buyer pays the full 4% DLD transfer fee, unless the parties agree otherwise or a developer offer covers it.
Are fees lower for off-plan property?
Usually. Off-plan buyers still pay the 4% DLD fee (sometimes covered by the developer) but normally avoid the trustee office fee, and agency commission when buying directly from the developer.
How much cash do I need to buy with a mortgage?
At least the down payment, which is 20% for most expat first-time buyers of homes under AED 5 million, plus the fees. On an AED 2 million apartment that is roughly AED 550,000 in total.
