Buying property in Dubai can qualify you and your family for long-term UAE residency. This guide explains how the property route to the 10-year Golden Visa usually works, who is eligible and what to prepare before you buy.

What is the UAE Golden Visa?

The Golden Visa is a renewable long-term residence visa, usually issued for 10 years. Unlike an employment visa it is not tied to a sponsor or employer, so you can live in the UAE, work or run a business, and stay outside the country for long periods without the visa lapsing. Holders can also sponsor their spouse, children and, in many cases, domestic staff.

Who qualifies through property?

Property investors can apply when they own real estate in the UAE above the value threshold set by the authorities. In Dubai the published threshold has been AED 2 million in total property value, which may be made up of one property or several. Key points that commonly apply:

  • The property value is normally taken from the title deed or the Dubai Land Department valuation
  • Ready property and approved off-plan property from recognised developers can both be considered
  • Mortgaged property can qualify, subject to the bank’s confirmation and the equity rules in force
  • Jointly owned property may qualify when each owner’s share meets the threshold
  • Lower-value property may qualify for a shorter, two-year investor residence visa instead

Documents you will usually need

  • Passport copy and a recent passport photograph
  • Title deed (or Oqood registration for off-plan property)
  • A No Objection Certificate or letter from the bank if the property is mortgaged
  • Proof of payment or a statement of account from the developer for off-plan property
  • Health insurance and a medical fitness test once you are in the UAE

How the application process works

Applications for property investors are normally started through the Dubai Land Department and completed with the General Directorate of Residency and Foreigners Affairs (GDRFA Dubai). After the property eligibility is confirmed, you complete the medical test and Emirates ID biometrics, and the visa is issued. The full process typically takes a few weeks when your paperwork is complete.

Choosing a property with residency in mind

If residency is a main goal, plan the purchase around the threshold rather than stretching for it. Factor in the 4% DLD transfer fee and other buying costs, which do not count towards the property value. Consider whether the home will be lived in or let out: communities with strong rental demand, such as Dubai Marina, Downtown Dubai and Business Bay, can help the property pay its way.
