Who property management is for

Property management suits landlords who live overseas, own several properties or simply prefer not to deal with tenants and repairs themselves. A good manager protects your income, keeps the property in good condition and makes sure legal requirements such as Ejari registration and renewal notices are handled correctly.

Keeping your property let

The biggest cost for a landlord is often an empty property. We plan renewals well ahead of the 90-day notice deadline, advise on rent in line with the RERA rental index and start marketing early when a tenant plans to leave, to keep void periods short.

Read our landlord guide and rent increase guide for the rules that apply to Dubai landlords.

FAQs

Frequently asked questions

What does a property management company do in Dubai?

A property manager looks after the rental on the owner’s behalf: finding and screening tenants, preparing the tenancy contract, registering it with Ejari, collecting rent, arranging maintenance and repairs, handling renewals and keeping the owner updated.

Can I rent out my Dubai property if I live abroad?

Yes. Many owners live overseas and appoint a property manager to handle the tenancy, payments and maintenance for them, so they do not need to be in Dubai.

Who pays for maintenance in a Dubai rental?

Under Dubai’s tenancy law the landlord is generally responsible for maintenance and repairs, unless the tenancy contract says otherwise. Your contract should set out clearly who covers what.

Can the rent be increased at renewal?

Rent increases at renewal are governed by the RERA rental index, which compares your rent with average rents for similar properties. Any change to the contract terms must be notified at least 90 days before the tenancy ends.
